Mortgage Rates & Payment Calculator

Mortgage Rate Spreads
These are reference spreads, not quoted mortgage-backed security spreads, an option-adjusted spread, or a lending profit margin. Mortgage rates reflect borrower credit and other financing factors. The Treasury spread combines different instruments and may use the most recent Treasury close on or before the mortgage survey date.
Historical Mortgage Rates
Interactive long-run historical charts are hosted by FRED, which retains the source's license notices, attribution, zoom and tooltips. Freddie Mac changed PMMS methodology on November 17, 2022; comparisons across that boundary require care.
Mortgage Monthly Payment Calculator
Compare the monthly principal-and-interest payments for the same loan principal using 30-year and 15-year fixed terms. Survey rates automatically populate after loading; edit the rates to test your own hypothetical offer.

Sources & Rate Methodology
Freddie Mac PMMS is a national survey of mortgage rates from applications submitted through Loan Product Advisor. Published weekly, typically Thursday at 12 p.m. ET, using the prior Thursday–Wednesday application period. Mortgage rates depend on credit profile, down payment, loan amount, property, occupancy, lender and points. The survey stopped publishing adjustable-rate mortgage averages and fee/point averages after its 2022 methodology change; older discontinued ARM rates are not labeled current.
The two headline rates are short, dated survey references, attributed to Freddie Mac and linked through FRED. Long-run history remains hosted by FRED's official embeddable charts; it is not a mirrored licensed market-data feed. Publication timing and FRED sync can lag. This page is not a rate-comparison brokerage or a credit offer.
